The courts are full of vendors losing claims brought against them by buyers because they tried to go it alone and, inadvertently or deliberately, failed to comply with various aspects of the property transaction in order, very theoretically, to save on "agency fees".

The courts are also full of vendors who lose claims brought against them by dishonest buyers who, having spotted a hidden defect and negotiated the property very effectively, turn against the vendor to recover a proportion of the sale price. This can obviously be disastrous for the vendor - a real estate nightmare !
